It should be noted that the establishment of technology-based, creative, and knowledge-based companies and institutions in the zone will be possible in two forms: leasing and ownership (land and buildings – independent units).
Membership in the ownership section is divided into two parts:
In this case, a plot of land is allocated to eligible technology-based and knowledge-based companies so that they can design the building, construct it, operate it, and establish themselves in the zone.
Technology-based and knowledge-based companies that have a relatively long history of economic activity in the field of advanced technologies and possess specialized laboratories and workshops, suitable expert staff, and sufficient capacity for business and employment expansion are recognized as meeting the general conditions of this section. The minimum and maximum allocable land area is 500 and 5000 square meters, respectively.
Considering the need of some applicants for completed and ready-for-sale units, with the participation of the private sector, a number of independent apartments ready for sale have been created and are available for allocation.
Knowledge-based companies that, in addition to technical and technological capability and appropriate expert staff, have the financial ability to purchase an independent unit are recognized as meeting the general conditions of this section.
The allocable area in this section varies based on the constructed and available spaces.
Knowledge-based companies that have started economic activity but have limited activity volume and financial capacity, do not need an independent building or apartment, and are able to pay rental costs can be established in this complex. The zone’s leasing spaces include a government building (Seraj Technology Center) or part of the space of companies in the land section. In the Seraj Technology Center building, unit areas range from 50 to 120 square meters, the maximum establishment period is 3 years, and the per capita space is one person per 10 square meters.
Graduates and entrepreneurs who have a specific technological idea, limited capital and experience in economic activities, and need support and assistance can be established in this center.
